SYSTEMS IN PROPERTY PART 1 | The Property Voice

No. Thanks a lot for joining me today all on the sofa We’re gonna have a fireside chat literally we’re gonna talk amongst other things systems, but I think before we do that and just to address in the body is You know Cara what you just tell us a little bit about you your Background and how you bring some props you first of all before Mary games for difference on the topic. Had me here today so my background actually starting property started at the age of six when my mother my parents are separated and my mother Bought and sold properties throughout the 80s. So I was inspired watching her and by the time I was 18 I lived in twelve properties, okay Right from the two beds maisonette, which was our first policy all the way through to a penthouse doing West London So so I really watched my mother transform her life through property and at the age of Just after university actually my mother Gave me five thousand pounds and said right it’s now your turn so I bought my first property and actually this is a property I lived in it was a two-minute partment and undershorts and I waited out to a Well, I lived a warrants and one of my best friends lived in the other room. So She paid the rent from cause she picked mortgage was nice today. So that was fantastic and From there. I have just autumn sort properties throughout my I suppose last 20 years or so. It’s very we favor And I have also during this time and its really in a mainstay for me property Because I’m married to the military so we have lived all over the world we’ve lived in four different countries and with the military I have alone move 12 times in 20 years, so Properties allowed me to have an income and one day We will have to play our family Hope which we haven’t gotten moment something so That’s where it restarted was that I knew one day. I was going to have to buy my family home and then it grew into Actually a portfolio party We focus on Where I’d say is sort of hard value Apartments mostly in the likes of Canary Wharf and village We do have property in Liverpool but we have also a house And we’re building at a three-bed house in Farnham at the moment and we’re doing with that from Belgium Because that’s where we’re living at the moment. Okay? with the military we’ve the military I’m with the military and to disagree more about my background I started in Well, my first career was in consulting so in business consulting and I love business. I love systems I love efficient city so my focus of my outlook in everything I do is about how can I make this as as streamlined and efficient as possible and also, I served with the Royal Engineers as a reservist officer for Five or six years And so a lot of the way I approach things is through military precision Okay, so I like Wharton solved various businesses as well. So I have a very diverse background And all of that coming together has put me in a position where I just founded a company called property precision and our Being in the business is to develop property investors to work smarter and Phil’s performance into their organizations so that they can say time so they can save money so that they can Build on their businesses and we build strong based in their business. Yeah. So yeah a very diverse background Yeah, fantastic Well, what a great what a great story and you know I think it’s amazing isn’t it to have a role model that you did with your mother, you know? so and then she sort of she conned, you know invested into you to get you going I guess That’s she lives in Spain and has a wonderful life and and I remember looking back and seeing her make decisions Good at the time I didn’t really okay. You know, we were we were all could have property together and You know, I remember one particular property. I absolutely loved Absolutely love because I could have this is my bedroom. I had already chosen the wallpaper But my mom absolutely, you know, no it’s not the right one. We’re moving on and I just please probably get our keys Can we live there for your vegetable? What was a hot? Yes Lighting Huber’s as I’m just like mama was able to hope and also hope for us but actually in the back of her mind it Was also about her building her future, of course Which she did very successfully. Yeah. No, I guess that you know sounds like you have a change probably In childhood and obviously with the military but you know married to the military as you said. Yeah, so I guess that is a constant Yeah changes my constants Yeah We did some a lot of chatting me before so filming about that And I think that’s probably going to be really useful in getting to that kind of how you cope with that You know constant change probably give me a few tips actually looking forward to that, but it’s a pretty good story So a couple of things that really resonated with me one is the whole business You know treating its recent property whatever you would do it as a business operation. Clearly you seem to share that Outlook. I think the other thing that really appeals to me is the precision or the system side of it But as I’ve shared with you, it’s not exactly my personal strength I heard it when we talked beforehand that maybe there’s some good news there I think you’ve got a sort of an Outlook or a Methodology almost having you in terms of how you look at this. You want to share a little bit about that. Yes, absolutely I should say first of all that the company values our values are engaged with precision Take control and then second suffering Okay, and I think it’s really important to see it within those three stages and The precision control agent control and freedom. Yeah And it’s it’s a long term It’s long term view and I think within the property industry with the complexity and the speed of change that we’ve gone through economically socially, you know Politically as we see this week, you know There are changes afoot and we need to be able to adapt to them We need to be able to embrace them not be fearful of them because they are going to happen and if you are in the property industry You are not going to be able to sell policies just like that. You know, you have to be able to run with what’s happening and Something that I’ve been developing over the last I suppose what I suppose in my career Except I like really in developing. The insights recently is about an ecosystem of performance and It’s really important that businesses Don’t just set himself up as businesses they set themselves up as a performing business and what I mean by that is We have the s6 or mass when I say hallmark. I’m talking over principle and the framework that that a An organisation can look at as an individual and it’s really important to think about this from an individual’s perspective As well as an organization’s perspective in terms of how you are performing because actually you can only manage what you can measure and Peter Drucker, yes. Absolutely. Absolutely. So, you know and that those things are you know, that sounds a test of time so It’s about looking at your business It’s how spells performing so we have six six hallmark six principles it’s about so in military you have ends ways and means and The you start with the end in mind so you absolutely know what you’re super cover, yes, absolutely And we call that clarity purpose private purpose and cuts is a word that we chose and really specifically because Purposes is about what is your personal purpose? Yeah, but it’s also about what is your purpose within the context of responsibility, so Are you? giving back to the environment and It’s really important that each one of us individually looks at that. You know, are we Looking at property within a sustainable context It’s also about responsibility to trace to Tenants, particularly, you know, are you working with a duty of care to tenants and it’s also about responsibility to yourself. Are you are you Looking after yourself. Are you developing yourself? You know, I’m a believer We already hit once so we have to make the best of it So it’s about clarity purpose of you know, an understanding that you’ve got clear goals. You set the right objectives you’ve got good strategy, and we work with clients on developing that that clarity of purpose the Next thing you just before you die Maybe I don’t know what you think about this, but the word purpose has another meaning as well as new It’s been deliberate as you know So I think you can play that one as I bet if you do welcome Thomas actually also flips to one of our our other hallmarks which are about Okay, so we we can come after that as you can come back to us Oh, yeah, but I just thought it was an interesting point. So yes Alright interrupted you where I was the first one. So the first one and then the second one is about Natural resources. So first of all, it’s identifying the resources you’ve got and within the military context that’s ends ways and means and That the resources element. Is that the means what do you have in order to achieve your objective? Today intellectual property can be financed Suze. Yeah people people also and time and time is something that I think it’s Yeah, well, but the question is is a limited time is it limited or is this how we Manage our time and I would say actually time isn’t the problem. It’s prioritizations problem and That’s where the human behaviors like things feeds into this. Okay, so it’s really about managing your time. It’s not really about being deliberate prioritizing and and um one of the things that I like to do in the business is is to teach things that aren’t taught and I say that because this isn’t something Specifically taught in schools and how to manage time but actually time is as you save each limited My personal time is limited, but we can leverage it. We can absolutely leverage it. So You know time is one of our resources and we really need to Nurture our resources and that one’s protecting them. So when we’re making our decisions, you know, as you mentioned deliberate decisions, um, you know, When we’re taking the decision to build an export to build the next house or to to buy the next property Only protecting at the same time the resources that we’ve got And not making rash decisions So those of us to Walmart in or principals within within our ecosystem performance? Per person nurturing the results. Yeah, absolutely And then moving on It’s about people being vital And this is where privatization comes in this is where we look at time. This is why it’s really important for investors How they’re spending their time are they spending time on the high-value activities that only they can do and How you can do all their best suited to well Both actually, you know, we always are they doing the jobs that they are the specialists in? Yeah, because There are lots of opportunities to outsource now there are lots of Websites that you can outsource also. You’ve got the nice of that works Lots of them where you might be able to find a v8 to support you Yeah assistance to support you it there’s other elements that you know You’ll protect not necessarily that good asset or what do this thing more time doing, you know? So it’s about you know, working on the high-value stuff after being vital. Do I’m working out where? you are Best suited to do a particular job. Actually that listen is that you’ve got a team that are you know Some working knowing what they’re there to do This then what’s really well into learning and adapting? We need to be learning organizations. We need to be learning investors and that’s because We need to develop we need to constantly be Looking at what’s happening in the world around us so that we are Know gonna come in actually not quite because I’m you actually said we need to learn and develop patience totally agree with ya conserve self a lifelong learner and But that sometimes people just look at it from a point of view as I want to be a lifelong learner You know, it’s just an interest almost but I think we probably go with it is actually it’s essential for survival, you know Because we need to be able to adapt to changes So, you know we need to learn what policies and You know rules and tax laws houses like coming at least going back to one of your points about nurturing resources You know we’ve had how many new laws and regulations how many which can threaten our our business saying we need to be on top of that sort of thing need to develop new skills and systems new business models in Percy for example so that we don’t become that dinosaur that becomes extinct So there’s a there’s a purpose to the learning is what I’m saying? Absolutely and there are so many fantastic books out there That’s feeding to is learning Yeah, I mean atomic atomic habits my James, it’s just the most wonderful book. Did you think I stayed with a blog? Yeah. Yeah, and he now has a three to one once a week and I’m gonna take something from it, you know habits are and it this comes back to motivation and willpower actually You know if we rely just on motivation and willpower Often we will fail I usually do Yeah, it’s about and actually something like to mention before I have done a lot of endurance sports and that’s where the businesses has also be born through because they’re like I’ve Completed the math and to solve in Morocco, which is six matters in seven days I am NOT interest after couple of Ironman but through that What you learn is that consistency is really really important and that ties its habit-forming You’ve got to be consistent in whatever you do. So if you set yourself a target You’ve got to build in have it. So as James talks about habit stacking, you know, you do something so for example if every day you Brush your teeth, and there is a new habit You want to fall then you link it with brushing your teeth because you do it every single day So if you have you know an exercise that you need to do and Anna, you know can be passive mode. I do I haven’t I’ve load some lower back issues And so I need I leave that with brushing my teeth And that but that builds the consistency, you know that builds the consistency and you can do that in any form Within anything that you want to do in the day, so it’s a very easy way to to develop habits. So the Next two are efficient and effective systems and processes Efficient and effective are two words that are used heavily by the military. Okay and it’s knowing that you’re doing the right thing and Then doing it. Well do it so effective is doing the right thing. Yeah, good – got it right woman Yeah, an efficient is doing it. Well, yes, and absolutely and there is no point of doing the wrong task Well, it’s not going to move you forward – so, you know, you really do need to understand that in terms of defining systems systems can be as simple and I think often when when Investors hear the word systems. They imagine a complex automated You know, I’m too small for this I don’t need systems, you know, but actually you can build systems into your your personal management of time as well as a tenant management system for example or a property management system so and even if you’re a small investor, but you’ve got maybe through a 4h of those, you know a tenant Property management system is it’s a very straight forward way to go because it it helps you with compliance It saves you time You know and we can talk about this but yeah, I Think we should come back up a little yeah back into that the next video. Yeah And let the last term hallmark the last principle is the discipline being disciplined yeah, and discipline is I think something is is so so important in industry and I think time it really pays is when Because when it’s easy, why don’t we need it? When we’re buying that next house, why is it why is it? Necessary, but actually it’s really important when times are hard Just maybe as a closing thought because getting a signal Yeah, it might be getting close to the yeah is just an iPod indiscipline. My wife recently took a new position and She had the interview with the CEO of the company the business. Apparently the CEO literally said I don’t see any more candidates This is the one okay, of course That’s working. Yeah, it’s good for ya, but she stops going to find out why and she the reason of happening He said that I mean, I’m sure that wasn’t just one reason but one of the reasons he said that was that she mentioned he asked about her motivation, and she said that she was an athlete and You know what that means, you know, so she was an athlete and she reached. You know, she represented her country. For example so to get to that level of you know, you know what that entails so it’s the discipline and he said, you know I understood meaning he understood immediately that discipline would lead to higher performance as this is one of the Things that you’ve been talking about really so that’s her by the way, not me. Yeah She’s help. She’s very good at motivating me because of her own personal discipline 17 minutes.
