You took real estate and think that place is worth 10M? With a view of brick walls? The value must be in location because it's definitely not in the unit itself, that unit is worth no more than a few hundred thousand.

I was the biggest fan of the modern style but unless you are a label whore everything has been copied already. I bet I could just about duplicate this whole look from IKEA or heck, even Walmart. This has to be broken up with some big designer pillows and some warmer artwork because it's looking cold and the lack of diversity is making it look dated.

QUite a few comments mention the house value not being worth 10 million dollars.
The thing about home value is that it isn't just placed on size and aesthetic. New York is already a wildly expensive place to live so a 10 million dollar penthouse isn't going to be the same size or space as a 10 million dollar penthouse in St. Louis. So already, you're paying for the city that you're living in. Along with that, you pay for location. Hudson Yard and SoHY are both brand new (or nearly). Taking that into account along with being close to the water, you're already paying a lot for location. But the thing most people don't take into account is names. The name of the architect and the name of the other designers (interiors, landscaping, etc.). A home from Frank Lloyd Wright is going to be immensely more expensive than a home form a random architecture firm with no notable projects or designs. No, the penthouse isn't worth 10 million dollars. However, the property has multiple factors put into it that raise that value (even more than I mentioned). Even then, the person buying it probably won't actually spend 10 million dollars considering most properties go through a negotiation phase. Nearly all properties have a higher asking price so that when the client talks the seller down they're actually talking the seller down to a price they want anyways. Aim higher than is logical and you actually hit in a range that is still high but doesn't actually appear as high as it is.
In conclusion, the property isn't worth 10 million. But the people who have the money to pay that anyway will understand why it is that high and pay it because that's the place that makes them feel at home.

I honestly would not pay 10 million for this place. I would pay that price for a house that would look better than this. I am surprised that the asking price is that much. I've seen much better for a quarter of the price.
